Buyers on the Red Sea are really choosing between two different products. One is a finished apartment you can stand in. The other is a price today for a building that will exist in 2028. Both are legitimate; they suit different people, and they carry different risks.

Route one: buy something that already exists

Five projects have been completed and handed over:

  • 2018 — Aqua Palms Resort, 300 apartments, Al Ahyaa
  • 2021 — Aqua Tropical Resort, around 270 apartments
  • 2023 — Aqua Blue Bay Project, 30 apartments directly on the beach
  • 2024 — Aqua Infinity Resort, approximately 340 apartments, El Gouna Road
  • 2025 — Almaza Suites Project, 40 apartments, handed over 15 October

The advantage is simple: nothing is hypothetical. You can walk the actual unit, look at the actual view from the actual balcony, see how the pool is maintained on an ordinary Tuesday, and meet the people on the reception desk. At the far end of that scale sits the furnished studio at Aqua Palms, listed as ready for immediate occupancy — keys, furniture, done.

What to check on a finished unit

  • Ask to see that unit, not a show unit of the same type.
  • Check the view claimed on the listing from inside the apartment.
  • If it is sold furnished, get the inventory in writing.
  • Ask what the maintenance arrangement is for that unit specifically.
  • Visit in the evening as well as the middle of the day.

Route two: buy off plan

AQUA ORGWAN Resort is under construction minutes from El Gouna, with waterfront views and world-class amenities planned, and completion expected in July 2028. It is available for sale now, and unit-level pricing is not yet published on this site.

Every image of AQUA ORGWAN on this website is an architect's visualisation. Nothing photographed there exists yet. We label those images so that nobody confuses a render with a photograph — and you should be sceptical of any developer who does not.

What to check when buying off plan

  • Get the completion date in writing, not as a conversation.
  • Tie the payment schedule to construction milestones if you can.
  • Ask what happens — concretely — if delivery is late.
  • Ask for the finishes specification, not just the visualisations.
  • Ask what has actually been built on site so far.

The middle path

There is a sensible way to combine the two. Come and look at what has already been delivered — Aqua Infinity finished in 2024, Almaza Suites in 2025 — and judge from those buildings what a 2028 handover from the same company is likely to look like. A developer's delivered work is better evidence than a brochure.
