How buying
works

Buying an apartment directly from the developer takes six steps. They are the same whether you are here in Hurghada or buying from abroad — only the way the documents are signed and exchanged is different.

  1. Choose your apartment

    Browse the apartments on our project pages — in our completed resorts, ready to move into, and at AQUA ORGWAN Resort, under construction. When one interests you, contact us: we will talk you through that apartment and the purchase process.

  2. Reserve the apartment

    When you decide to go ahead, you send us a copy or photo of your passport and transfer a 10% reservation deposit.

    The reservation deposit holds the apartment for you: while your reservation is in progress, the apartment is not marketed or offered to any other buyer.

  3. Receive the reservation form

    Once your passport details and reservation deposit have reached us, we prepare your reservation form. It sets out:

    • the apartment details
    • the apartment price
    • whether you are buying for cash or in instalments, and the payment plan
    • the date of your next payment

    For a cash purchase, the form gives the date by which the remaining price is paid. For an instalment purchase, it gives the date by which the rest of the down payment is paid. The exact payment plan is always the one stated in your reservation form.

    You then sign the reservation form.

  4. Sign the purchase contract

    After you have signed the reservation form, we prepare the purchase contract between Al Masriya and you. In Hurghada you sign it at our office; from abroad, we send it to you as a PDF and you return it by courier. Both routes are described below.

  5. Complete the payment and the contract exchange

    Next, you transfer the remaining price for a cash purchase, or the rest of the down payment for an instalment purchase. When the payment has reached us, we sign and stamp your copy of the contract.

  6. Apartment handover

    At handover, the maintenance fees and meter-related charges are paid. You can pay them by bank transfer or in cash, whichever you prefer.

If you are in Hurghada, you sign the reservation form and the purchase contract in person at our office.

Buying from outside Egypt

You can sign the purchase contract without travelling to Egypt. It is exchanged as a PDF and by courier:

  1. We send you the purchase contract as a PDF.
  2. You print three copies and sign every page.
  3. You send the signed copies to our office in Hurghada by DHL or a similar courier.
  4. While they are on their way, you transfer the remaining price for a cash purchase, or the rest of the down payment for an instalment purchase.
  5. When the payment reaches us, we sign and stamp the contract. We keep two signed copies; the third is yours.
  6. We send your copy back to you by DHL, or keep it at our office until you come to Egypt and collect it in person.
Independent review

Your lawyer is welcome

You are welcome to have your own lawyer review the documentation before you sign. Your lawyer can contact us directly, and we will provide the relevant legal and project documentation for review.
