Three different kinds of price appear on this site, and they are not interchangeable. Knowing which one you are looking at tells you how much room there is in a negotiation — usually none, because the discount is already published.
1. A fixed cash price
The studio at Aqua Palms is listed at €27,900, described as a fixed cash price. There is no headline reduction attached to it because there is no discount being applied; that is the price. Maintenance fees on that unit are required and paid together with the purchase price, so the number you should hold in your head is the price plus the fee, not the price alone.
2. A discounted cash price
Most listed units show an original price struck through and a lower final cash price:
- BP11, Aqua Infinity — €29,500 down to €17,700 (40%)
- P06, Almaza Suites — €28,640 down to €24,344 (15%)
- Penthouse, Aqua Palms — €78,000 down to €61,000
These are cash prices. The discount is the reason to pay in one go.
3. Cash or instalments, both published
Two units at Aqua Infinity publish both rates: 40% for cash, or 35% off on instalments. That five-point gap is the price of paying over time, and on these two apartments it is small enough to be worth doing the arithmetic.

The cash figures are the ones we publish. The instalment figures in the last column are simply 35% taken off the published price — roughly €3,900 more on C103 and €4,000 more on C205 than paying cash. Treat them as an illustration of the arithmetic, not as a quotation: ask the office for the exact figure, the deposit and the schedule in writing before you commit.
The discount is published. The schedule is not — so get the schedule in writing.
Questions worth asking before you choose
- How many instalments, over how long, and when is the first one due?
- What deposit is needed to reserve the unit, and is it refundable?
- Does the instalment price change if you settle early?
- Are maintenance fees inside or outside the figure you have been quoted?
- What is the exact final figure, in euro, in writing?
What the price does not include
Maintenance is the item most often missed. On some units it is settled with the purchase price, on others it is paid forward for a fixed period, and where a listing says nothing about it you should ask rather than assume. We wrote about that separately in maintenance fees, project by project.
